Selling a home in Carrollwood, Lutz, Land O’ Lakes, Wesley Chapel, or North Tampa?
So, you are ready to sell your home. You went to some site Zulia or Trillow and got your Xetimate. They said your house was worth $$$.

Spencer Rascoff, CEO of the Seattle-based real estate media website, sold a home in the city’s Madison Park neighborhood for $1.05 million at the end of February. On March 1, the day after the sale, the Zestimate for the home reached $1.75 million. On , it’s come down to $1.575 million on Zillows website today
As in the Zillow case above the sites are way high. These sites lack one simple theing that we bring to the table… ME!Well here are the cold, hard facts. Sometimes these sites are spot on. Some times the sites are way low. Do you think Spencer Rascoff, CEO of Zillow would have sold his home if he relied on his own company’s estimate which was almost a Half Million Dollars Too High?
I know that two very similar homes, one on the East of Dale Mabry and one on the West of Dale Mabry Hwy in Carrollwood could be worth considerably different amounts. North of Bearss, add a few dollars for homes on the West side. But go a few blocks south, and there is a pocket of homes worth more on the East side. You see, the Trillow or Zulia computers don’t know that. They were not born and raised in Tampa like I was. So camparing two houses just because they are a mile apart may make sense to the computer, it does not make sense to you or me!
So when I tell you what I think your house might sell for, it comes from not only from about seven (7) different estimating sources – it comes from my experience in the North Tampa Bay marketplace!
